What is a property challenge?

Property challenges are any situations that a homeowner faces that would cause a "need" to sell.  These situations could include foreclosure, job loss, tired landlords, relocation, divorce, unwanted inherited properties and more.

Is there a fee for being a part of this referral program?

No.  There is no investment involved at all.

What criteria do you look for?

  1. A FSBO (for sale by owner) property
  2. Someone who is looking to sell right away
  3. Prefer properties that are vacant, (not required), but not boarded
  4. Single or 1-4 family

How do I know what amount I will get?

The determination will be made by me, however you will be guaranteed at least $500. The more profitable the deal, the larger the referral fee.

How can I find these owners/properties?

The best place to start is with family members who may be stressed owners, friends, co-workers, church members, etc..  If you are a renter, refer a distressed or neglegent landlord.

What should I say to prospective referrals?

Be courteous.  Some homeowners are in distressed situations and in danger of losing their home.  They are looking for a win/win situation.  Let them know that you have made contact with someone (me) who buys properties in any condition and can possibly help them with their situation.  Just say "why not give them a call" or "can I give them your number".  Also say, "tell them I referred you".  That way when I speak to your prospect, I will ask them how they heard about me.

When will I receive my referral fee?

Once the transaction has been completed with the seller, either a closing or an assignment of the sales contract, you will be forwarded a check.  Transactions may range from 15-60 days

Is there a limit to how many homeowners I can refer?
